- The process involves a few simple steps. Once you have completed all forms and payment, your property listing will be posted on the MLS within 48 to 72 hours.
You will need to complete the following steps in order for us to list your property in Realtor.Com and your local Multiple Listing Service. Any information that you provide will be kept strictly in accordance with our Privacy Policy.
1) Create A Flat Fee MLS Listing Account.
Several checks are performed to ensure a healthy setup of your account.
2) Choose A Flat Fee MLS Listing Brokerless Plan.
3) Complete And Submit The Flat Fee MLS Listing Limited Service Agreement.

When you fill out this form, you must indicate how much you are willing to pay the buyers agent (otherwise known as a cooperating broker). The cooperating brokers entitlement to this compensation is determined by the brokers performance as procuring cause of sale or lease. - Use a photo that displays the most favorable qualities of your home. This will make prospective purchasers want to schedule an appointment to see the inside of the home. Generally, this will be a photo displaying front footage as well as other key characteristics of your home. Also, pick a photo that shows off the landscaping and "curb-side" appearance. The goal is to attract home buyers. Most people will be drawn to the home by an "inviting" photo -- one that is taken during the daytime and makes your home look like a nice, clean place. - How does the BrokerlessMLS plan work?
- The flat fee that you pay us replaces the much higher listing fee, usually 2.5% to 3.5% of the sales price, that you otherwise would pay if you were using a full service Listing Broker in your local area. As a result, you will not pay us additional fees that are typically based on the contract selling price.You will, however, be required to pay a Cooperating Brokerage fee, usually between 1.5 to 3.5 percent, stated as a percentage of the total purchase price. The title agent conducting your closing will be be instructed, pursuant to your purchase and sales agreement (or listing agreement), to disburse any fees due to the Cooperating Broker.
